THE LOUDONVILLE SHORT-TERM RENTAL AGREEMENT 201 S Market St, Loudonville, OH 44842 Operated by Field River Properties LLC This Short-Term Rental Agreement (“Agreement”) is entered into by Field River Properties LLC (“Host”) and the undersigned Guest (“Guest”). By booking, paying, or signing electronically through the Host’s booking platform (Uplisting) or direct booking website, Guest agrees to all terms below. 1. RENTER REQUIREMENTS • Minimum renter age: 25 years old. • Primary Guest must upload a valid government-issued ID before check-in. • Primary Guest must be present for the entire stay. • No third-party bookings or reservations made for others without written approval. 2. MAXIMUM OCCUPANCY – 10 GUESTS • Maximum overnight occupancy: 10 registered guests. • Includes adults, children, and infants. • Exceeding 10 guests at any time (day or night) is a violation and may result in removal under Section 16. 3. NO EXTRA PEOPLE POLICY To protect the home, neighborhood, and insurance compliance: • Only the guests listed on the reservation may be on the property. • No unregistered visitors, day guests, or drop-ins without written approval. • The exterior camera facing the driveway is used to verify occupancy. Violations may result in: • Immediate removal with no refund • Charges for extra cleaning, damages, and violation fees • Being considered over-occupancy (Section 2) 4. QUIET HOURS Quiet Hours: 10:00 PM – 8:00 AM • No loud outdoor music, yelling, or disruptive behavior at any time. • Guest is responsible for group compliance. 5. NO PARTIES / NO EVENTS Prohibited: • Parties, events, or gatherings beyond the registered guest count • Behavior causing noise complaints, property damage, or safety concerns Violation may result in immediate removal without refund. 6. PAYMENT, SECURITY HOLD & DAMAGES • A temporary authorization hold ($300) is placed on the card on file. • This is not a charge and is released after check-out if no issues arise. • Guest authorizes Host to charge for: o Damage to furniture, décor, linens, or equipment o Excessive cleaning or trash o Indoor smoking o Unauthorized early check-in/late check-out o Violations of occupancy or party rules Host will document any damages when reasonably possible. 7. SMOKING POLICY • Absolutely no smoking or vaping indoors. • Outdoor smoking permitted away from entrances/windows. • Indoor smoke odor or evidence will result in remediation charges and may trigger removal. 8. HISTORIC HOME DISCLOSURE (Built 1868) Guest acknowledges: • Floors, surfaces, and materials may have original character. • Windows/doors may require firm closing or may not open fully due to age. • Basement and attic access is restricted unless marked or directed by Host. • Pipes are sensitive—toilet paper only in toilets; no grease down drains. • Certain features differ from modern construction standards. 9. SAFETY RULES Guest agrees to: • Use appliances and equipment responsibly. • Keep stairways and exits clear. • Supervise children on stairs, railings, and outdoor areas. • Not tamper with smoke/CO detectors, smart locks, Wi-Fi, or exterior camera. • Report safety or maintenance concerns promptly. 10. MAINTENANCE & ACCESS • Host or service providers (cleaners, landscapers, snow crews, repair technicians) may need access during a stay. • Host will notify in advance when possible. • In emergencies (water leak, alarms, safety risks), Host may enter without prior notice. 11. PET POLICY • No pets allowed. • Unauthorized pets may result in additional cleaning, repair, and violation fees. 12. CHECK-IN & CHECK-OUT • Standard check-in: 4:00 PM • Standard check-out: 11:00 AM • Early check-in/late check-out requires written approval and may incur fees. • Unauthorized late check-outs may incur 30-minute incremental fees and additional costs if cleaners are delayed. 13. TRASH, RECYCLING & CLEANING • Place trash/recycling in indoor bins, then outdoor bins as instructed. • Do not leave trash outside where animals can access it. • Follow check-out steps in the digital guidebook (e.g., towels in upstairs tub, start dishwasher if loaded). • If staying through Tuesday, please pull bins to the curb for early Wednesday pickup. • Excessive mess or improper trash handling may incur cleaning charges. 14. LOST & FOUND • Host is not responsible for items left behind. • Items found may be shipped at Guest’s expense. • Unclaimed items may be donated/discarded after 7 days. 15. TAXES & LOCAL COMPLIANCE • Guest agrees to comply with all laws of Loudonville, Ashland County, and the State of Ohio. • Host collects and remits lodging taxes for direct bookings or as required. 16. REMOVAL FOR VIOLATION Host may immediately terminate the stay, with no refund, for: • Exceeding occupancy or violating the no-extra-people rule • Parties or events • Repeated or serious quiet-hours violations • Tampering with cameras, smoke detectors, or smart locks • Indoor smoking or drug use • Unsafe behavior or property damage • Illegal activity Guest remains responsible for all resulting damages and fees. 17. WEATHER, UTILITY & SERVICE INTERRUPTIONS • Host is not responsible for outages caused by weather, municipal services, or third-party providers. • No refunds for temporary interruptions. • Host will make reasonable efforts to resolve issues when notified. 18. LIABILITY, ASSUMPTION OF RISK & INDEMNITY • Guest uses the Property at their own risk. • Host is not liable for injuries, accidents, illness, or loss of personal property. • Guest agrees to indemnify Host except in cases of Host’s gross negligence. 19. DISPUTE RESOLUTION & GOVERNING LAW • Governed by the laws of Ohio. • Parties will attempt informal resolution first. • If unresolved: mediation, then arbitration or Ohio courts as permitted. • Guest waives participation in class-action claims. 20. ENTIRE AGREEMENT This Agreement, house rules, and booking confirmation form the full agreement. If any clause is unenforceable, the remainder still applies.
